What is the Ridgefield POA board of directors?
The covenants and bylaws set forth the rules by which the Ridgefield POA is organized and operated. At a minimum the board consists of at least three members known as directors who have voting authority and are the official Board of Directors. The board of directors can appoint volunteers to assist with operations as needed. Our community is unique in that we are not professionally managed. This helps keep dues assessments low, but requires good-hearted volunteer property owners to step up and serve.
Why hasn’t the Ridgefield board organized committees, neighborhood garage sales, or social events?
Our primary mission is to maintain the common areas and uphold the covenants and bylaws. We are a volunteer board of property owners. It takes a lot of our own personal time and effort to simply manage our primary mission. We value community involvement. If you have an idea and/or want to organize and lead a committee please contact us at ridgefieldfishershoa@gmail.com. Any property owner who wants to organize activities or events is welcome too. To the extent possible we will facilitate ideas and events.
My mailbox is fading, where can I find a replacement?
The covenants and bylaws require that all mailboxes have the same uniformity and appearance. Vendors that stock replacement mailboxes and posts include:

I want to amend the covenants and bylaws to allow sheds, limit the number of rental properties, among other things - how do I get the board to do that?
In order to make covenant changes a two-thirds majority vote is needed of all property owners. This is a detailed process requiring board vetting, consultation with legal counsel, proper notification to property owners, and holding a vote. Successful change will only come from property owners championing, advocating, and educating the board why the change would be beneficial. The board views itself as a facilitator in making such changes. Property owners that want to advocate for change need to research, gather support, and make a proposal to the board before any changes are considered.
How do I obtain operating and financial records pertaining to the Ridgefield POA?
The Ridgefield board is committed to transparency and accountability in regards to operations. All active property owners have the right to inspect operating documents and financial records. This would include bank account records, contracts, invoices, and board meeting minutes. Some of these documents are provided under the communications tab on the website.
How do I report covenant and bylaw violations?
As a community we hope all property owners will be considerate of each other. Upon purchasing your property you knew you were moving into a community with a property owners association. You have a duty and obligation to live up to the standards set for the betterment of everyone. Please visit the covenants section of the website to learn more on reporting concerns.
How can I learn more about board operations?
The board welcomes any property owner to get involved and engage us. The board typically meets the second Wednesday of every month as needed to fulfill our mission. There is an open invitation for you to join us at these meetings. This may provide a great opportunity for property owners to learn more about what goes into being a board member. At some point in the future other property owners will need to step up and fill a board role.
How do I obtain architectural approval for projects and upgrades I want to make around my property?
For any home improvement projects or upgrades to include, but not limited to, the building of decks, fences, pools, or changes in external color schemes you need to obtain approval. To start the architectural approval process please complete the Architectural Approval Form and email it to us at ridgefieldfishershoa@gmail.com.

I am looking to refinance my home and the mortgage/title company has requested an HOA dues letter. How do I obtain one of these?
Please email us at ridgefieldfishershoa@gmail.com to request this letter. Once received a request letter will be prepared and sent to the mortgage/title company. Please note that such letters will report the status of dues payments as well as ongoing covenant and bylaw violations your property may have.
